It spans 6.2 million m2 of built-up area and includes the city\u2019s tallest skyscraper. The district offers a diverse range of community spaces such as offices, retail outlets, hospitality venues, entertainment centres, and residential spaces.\u00a0<\/p>\n<p>The digital twin platform was developed to serve various KAFD stakeholders, including Development, Community Management, Commercial &amp; Leasing, Marketing, and Security.<\/p>\n<p>It involves delivering the 3D model in BIM for buildings and GIS for common areas based on as-built data, as well as more than 1,500 scans for outdoor areas and utility tunnels to capture the latest conditions. All data sources are integrated into one single source of truth, with several tools that cover multiple use cases and support the different stakeholders' daily needs.<\/p>\n<p>The digital twin technology has various applications from operations (through integrations with CAFM) to development (through integration with BIM), sales and leasing, marketing, and security (through integrations with CCTV). In addition, the platform will be integrated with the KAFD Command &amp; Control Centre for incident management and daily smart city operations, serving as a single data source for navigation, way-finding, mobility.<\/p>\n            <\/li>\n                     <li class=\"wpuf-field-data wpuf-field-data-textarea_field\">\n                                   <label>Technical execution: How was the digital twin implemented on the project? (300 Words):<\/label>\n                               <p>The platform was supported by technologies like Revit for BIM, Esri ArcGIS for 2D &amp; 3D GIS, and a gaming platform for immersive reality. Over 2,000 as-built CAD utility and infrastructure drawings were converted into GIS, and 335 LOD 500 BIM models were created for buildings.<\/p>\n<p>The buildings' BIM models were created from laser scans, asset registers, and as-built drawings. For utilities and community areas, as-built CAD drawings were validated through more than 1,500 static scans above and underground; a mobile LIDAR scanner was used to cover vehicle traffic areas.<\/p>\n<p>The result was 70,000,000,000+ classified points for outdoor areas with 5-millimeter accuracy, and 2,000+ 360-degree images that were later embedded within GIS maps to provide site access to KAFD employees from their offices.\u00a0<\/p>\n<p>The point cloud data was utilized to develop features without as-built drawings and update the legacy drawings for above-ground elements such as street furniture and landscape, and pipes, fittings, and accessories in the utility tunnels.<\/p>\n<p>Combining CAD, BIM, and point cloud data in a unified model with multiple use cases necessitated a custom database that can cover the diverse data visualization requirements and cater to the unique use cases of each of the various stakeholders.<\/p>\n<p>As the district is operational and in a constant state of expansion, the database itself becomes a living element, subject to ongoing updates to accurately accommodate future expansions and use cases.<\/p>\n<p>An initial immersive reality view of KAFD was developed on a gaming engine platform with customized functionalities. It was then linked with operational buildings for Security, HSE, and parking management.<\/p>\n<p>One of the project\u2019s main challenges was accommodating large amounts of data from multiple sources in a user-friendly interface and reasonable response time. This required the adoption of innovative methodologies, coupled with active stakeholder engagement throughout the development process.<\/p>\n<p>\u00a0<\/p>\n            <\/li>\n                     <li class=\"wpuf-field-data wpuf-field-data-textarea_field\">\n                                   <label>Strategy &amp; leadership: How did the organisation set strategies to develop capabilities in support of the digital twin? (300 words) :<\/label>\n                               <p>\u00a0<\/p>\n<p>KAFD, in line with Saudi Arabia's Vision 2030 for digital transformation and economic diversification, adopts a systematic approach to its strategies. All initiatives are explicitly linked to corporate objectives to ensure continuity and maximize value.<\/p>\n<p>KAFD has been implementing its smart city strategy for several years now, fully congruent with the overall corporate strategy. This alignment ensures coherence across different departments and a thorough understanding of business needs.<\/p>\n<p>As part of the smart city strategy, identifying these business needs, pain points, and areas for improvement led to recognizing the necessity for a digital twin, further supporting KAFD's overarching strategy. This ambitious project utilizes the digital twin to simulate, predict, and manage the district\u2019s assets, enhancing operational efficiency, sustainability, and quality of life.\u00a0<\/p>\n<p>KAFD's strategy involves strategic planning, policy development, innovation, and a collaborative culture to support the implementation of technology and become a technologically advanced financial hub. The strategy outlines specific objectives to improve resource management, attract investment, and ensure sustainable urban development. This encompasses policies on data management, security, and technology integration, ensuring a unified approach to digital twin implementation.<\/p>\n<p>KAFD reviews technological advancements, stakeholders\u2019 feedback, and project outcomes, allowing for continuous improvement and alignment with the district's broader goals and smart city vision. This enables KAFD to enhance its infrastructure planning and urban environment, contributing to a dynamic, sustainable financial ecosystem.<\/p>\n<p>KAFD's adoption of digital twin technology not only has strengthened its position as a premier financial hub but also aligns with the broader goals of Vision 2030. The digital twin has shown clear effectiveness with actively engaged stakeholders in project delivery and tailored use cases that meet their needs. By prioritizing the recruitment of professionals who possess extensive experience in digital twin technologies, KAFD ensured that the project would be propelled by unparalleled expertise.\u00a0<\/p>\n<p>Additionally, the district's commitment to fostering a culture of continuous education and professional development ensured that the project not only leveraged cutting-edge expertise but also evolved in tandem with the latest technological advancements.\u00a0<\/p>\n<p>While the implementation of the digital twin is managed by KAFD's smart city team, each department appoints a representative to ensure active involvement across all project phases. This approach strikes a balance between technical expertise and business acumen. The smart city team, equipped with technical knowledge and experience, works closely with business stakeholders to translate their needs into actionable plans.\u00a0<\/p>\n<p>By employing an agile methodology for implementation, KAFD has facilitated better adoption from the business side, allowing them to provide input at different stages and ensuring output alignment with expectations. This strategic approach to team building and continuous learning reflects KAFD's commitment not only to the digital twin project's immediate success but also to its broader vision of pioneering innovation and sustainability in urban development.<\/p>\n<p>\u00a0<\/p>\n            <\/li>\n                     <li class=\"wpuf-field-data wpuf-field-data-textarea_field\">\n                                   <label>Innovation: How was the digital twin used to demonstrate innovation? (300 words) :<\/label>\n                               <p>The digital twin encompassed multiple disciplines and aspects, and involved data integration from multiple sources to cover the stakeholders\u2019 needs. In particular, multiple viewer modes were developed; each customized to a specific need in a way that optimizes performance and provides business value.<\/p>\n<p>One data source data was created to support seemingly unrelated use cases from operations and delivery to marketing and commercial. The data that was collected was often used for purposes beyond its original intention. For instance, 360-degree panoramic images were created from static scans of underground utility tunnels and added to 2D maps to create a street view-like experience and support desktop navigation.\u00a0<\/p>\n<p>Specific elements were also extracted from the BIM models and integrated with commercial data for use cases on a city-wide level, such as space availability, filtering, and reporting.<\/p>\n<p>Point cloud data was classified, and used through multiple analysis and computing tools to create highly accurate road areas (in x,y,z) in GIS. This accurate road data will be integrated with navigation tools to support operation teams and advise on temporary road closures. Feature extraction from Point cloud data allowed the identification of missing elements in as-built files and outdoor areas which were correctly located up to cm accuracy. Additionally, GIS visibility analysis tools were integrated with the 3D scene viewer to support optimal marketing material placement including large billboards, building signs, and company logos.<\/p>\n<p>The digital twin is at the heart of the\u00a0 Command &amp; Control Centre (CCC). Once fully operational, the CCC will utilize its integration with CAFM for incident management, daily operations, security, crowd control, and much more.<\/p>\n<p>\u00a0<\/p>\n            <\/li>\n                     <li class=\"wpuf-field-data wpuf-field-data-textarea_field\">\n                                   <label>ESG Impact: How did the digital twin make an Environmental, Social and Governance (ESG) impact? (300 words):<\/label>\n                               <p>\u00a0<\/p>\n<p>The digital twin project was launched to be the central hub for all activities and operations at KAFD. It consists of 2D and 3D maps and data that are integrated within the Command &amp; Control Centre (CCC), employee portal, and mobile applications.<\/p>\n<p>By providing access to unified data, day-to-day operations are supported, and data silos are reduced, providing employees and visitors with a unified view of the district. Additionally, the integration with CAFM desktop and mobile apps will support community teams in tracking maintenance activities around the district with high location accuracy.\u00a0<\/p>\n<p>The integration of digital twin with other corporate solutions enhances security, health, and safety response activities during events. It offers a comprehensive view of on-the-ground activities and their scope, facilitating quick access to crucial information during emergencies. Additionally, the immersive reality model enables various simulations, such as smoke or fire scenarios, to support health and safety measures.<\/p>\n<p>The database design and data models have been developed to incorporate Health, Safety, and Environment information that is relevant to fire departments, such as evacuation routes, fire network and fire hydrant locations, and assembly points.<\/p>\n<p>The digital twin in KAFD caters to diverse stakeholder needs, offering applications to improve visitor experiences and event management tools focused on accessibility and comfort. A large-scale immersive view of the digital twin, encompassing all KAFD buildings, common areas, and attractions, is set for release at the project's conclusion. It promises numerous capabilities supporting virtual experiences of the district, and multiple use cases including leasing, operations, training activities, and more.<\/p>\n<p>\u00a0<\/p>\n            <\/li>\n                     <li class=\"wpuf-field-data wpuf-field-data-textarea_field\">\n                                   <label>Benefit realisation: What quantifiable benefits did the digital twin provide to the project? (400 words):<\/label>\n                               <p>Integrating digital twin technology into the smart city framework of KAFD offers numerous benefits. These advancements have the potential to bring about a comprehensive transformation of the KAFD enterprise, including construction, operations and maintenance, marketing, master planning, and city management. Some examples of these benefits include:<\/p>\n<ul>\n<li>The development of a digital twin has provided the teams at KAFD with a centralized location to access data from various departments. Instead of wasting time searching through multiple sources, such as BIM models, drawings, Excel files, or operation manuals, all relevant data can be found in one location. By accessing the digital twin, employees can view system layouts, connections, and attributes, which supports interoperability between departments, resulting in a time-saving of around 10 hours per employee per month for relevant stakeholders.<\/li>\n<li>Asset registers can now be extracted from the platform in just 4 hours, instead of the 30 days it previously took for completion.<\/li>\n<li>KAFD employees have complete access to several main applications within the platform, providing them with a direct link to master plan data that can be obtained in minutes instead of hours or days.<\/li>\n<li>The integration of accurate maps with wayfinding tools and navigation apps is expected to enhance the visitor experience and save around 15 minutes in journey time within KAFD, allowing them to reach their destination more quickly.<\/li>\n<li>Several developed applications offer dashboards and data analytics that provide KAFD teams with continuously updated KPIs with spatial components that can be added to their reports to management.\u00a0<\/li>\n<li>By leveraging the precision and analytics of the digital twin technology, KAFD will improve its quality standards. The digital twin will facilitate a careful evaluation and optimization of designs and operational processes, ensuring superior quality construction outcomes and service delivery.<\/li>\n<li>The application of digital twin technology will help save costs while maintaining efficiency and quality through predictive maintenance and optimized resource management. One application, in particular, allows the KAFD Operations team to audit work orders done by subcontractors through field visits, improving quality and delivery standards and avoiding unnecessary costs.\u00a0<\/li>\n<li>By using digital twin technology, KAFD can test and refine design scenarios in a virtual environment before physical implementation, understanding that the cost of change increases as construction and development progresses.
