Spanning a gross floor area of 46,082.36 sqm and a built-up area of 70,834.14 sqm, it comprises 432 apartments, 7 retail units, and a nursery space among other amenities. From project inception to operation, BIM was utilized to enhance design coordination, scheduling, cost control, sustainability, and facility management.<\/p>\n<p>The project incorporated 30 general and 50 domain-specific BIM model uses, including detailed 3D modelling, clash detection, solar analysis, and prefabrication. These advanced tools enabled early and accurate cost estimations, faster decision-making, and proactive conflict resolution across multiple disciplines. By providing a unified source of truth, the BIM strategy minimized errors and improved collaboration among all project stakeholders. Real-time progress tracking and seamless design adjustments ensured that the project stayed on schedule and within budget.<\/p>\n<p>Sobha Waves Grande exemplifies how innovative BIM practices can elevate high-rise residential developments and set new industry standards for digital construction.<\/p>\n<p>\u00a0<\/p>\n            <\/li>\n                     <li class=\"wpuf-field-data wpuf-field-data-textarea_field\">\n                                   <label>Technical execution: How was BIM implemented on the project? From the pre-concept phase to handover and asset maintenance, BIM served as the backbone for seamless project execution and management. This innovative deployment began with the authoring of conceptual models from the preliminary design stage, facilitating from finding and the iteration of design options efficiently, despite challenging site constraints.<\/p>\n<p>Since BIModels were available from the very early stages, the project harnessed them by bringing costing and estimation teams early in the process. This approach enabled the immediate application of value engineering, owing to the ease of extracting quantities from the model, which in turn streamlined the design process and effectively optimized project costs. BIM acted as a catalyst for integrating specialist design teams early on, significantly accelerating project schedules. This early integration resulted in the production of fabrication-level drawings well ahead of traditional timelines, enhancing the project's ability to assess and manage risks, costs, and compliance effectively.<\/p>\n<p>The establishment of Employer's Information Requirements that defined clear BIM goals, deliverables, and standards ensured a uniform understanding and implementation of BIM processes across all project stages and stakeholders. This use of BIM for view analysis and efficient space allocation, despite dynamic form and site constraints, stands out as a novel approach.<\/p>\n<p>A critical innovation was the early integration of costing and estimation teams, which, coupled with the straightforward extraction of quantities from the model, allowed for early-stage value engineering. This preemptive involvement led to significant cost savings without compromising design integrity.<\/p>\n<p>The project aimed for sustainable design by employing solar analysis to simulate solar radiance on building envelopes. This analysis informed the orientation of buildings, the design of shading devices, and the specification of ultra-high-performance glazing, utilizing both active and passive design strategies. Such detailed environmental considerations, facilitated by BIM, underscored a commitment to sustainability uncommon in the industry.<\/p>\n<p>By utilizing BIM to its fullest extent, Sobha Waves Grande was able to digitize marketing collateral and contract documentation, making them dynamic and reflective of the current project status. This not only reduced the time required to generate these documents but also embedded transparency into the process, ensuring that all stakeholders had access to the most current information, setting a new standard for accuracy and efficiency in the real estate development sector.<\/p>\n<p>Moreover, the project utilized visual programming extensively to design, iterate, and manipulate data, connecting various tools and processes in a way that accelerated project schedules, reduced costs, and promoted lean construction practices. This enabled informed decisions that reduced the project's carbon footprint and waste while enhancing resource efficiency.<\/p>\n<p>One of the key environmental impacts of using BIM on Sobha Waves Grande was the ability to conduct solar analysis, which informed the design of efficient building envelopes and passive design strategies. These strategies, including the orientation of buildings and the design of shading devices, significantly reduced solar heat loads, lowering the energy consumption required for cooling and thereby reducing the carbon footprint of the building.<\/p>\n<p>BIM facilitated the design of inclusive spaces that promote human wellness. Through detailed modeling, we were able to create environments that are accessible, safe, and conducive to the well-being of all residents. The use of BIM also enabled us to explore the use of prefabricated bathroom units, which were designed and tested virtually before implementation to achieve high-quality living standards but also expedited construction timelines, improving efficiency and safety on-site.<\/p>\n<p>The adoption of a cloud-based Common Data Environment as part of our BIM implementation significantly reduced the need for physical document exchange, cutting down on printing and server costs. This digital transformation reduced the project's environmental impact and supported sustainable business practices by lowering energy consumption associated with data management.<\/p>\n<p>Moreover, the ability for remote collaboration through BIM removed geographical barriers, reducing the need for travel and its associated carbon emissions. This not only supported environmental sustainability but also fostered a more inclusive and diverse working environment by enabling participation from a wider range of stakeholders, regardless of their location.<\/p>\n<p>\u00a0<\/p>\n<p>PNC Architects is dedicated to promoting inclusivity and wellness in its designs by creating accessible, safe, and welcoming spaces. This commitment is reflected in the company's focus on workplace diversity, where individuals from all backgrounds contribute to the success of projects. (400 words):<\/label>\n                               <p>BIM\u00a0 implementation in the Sobha Waves Grande project has led to significant quantifiable and qualitative benefits, enhancing efficiency, quality, constructability, competitiveness, and project cost management.<\/p>\n<p>Implementing BIM right at the early stages for all disciplines resulted in a record time for the organization in terms of receiving authoring approvals and issuing coordinated documentation and models for construction.<\/p>\n<p>BIM implementation resulted in a transformation of the interdisciplinary coordination from one that relied heavily on printed sets of 2D documentation to a 3D model-based collaborative approach.<\/p>\n<p>Utilizing BIM as the single source of truth for all contract documentation ensured that all project information represents real-time status at the time of issuance. Having a single source of information benefited the team by reducing the time to create required documentation and ensuring that transparency was built into and hardcoded into business processes.\u00a0<\/p>\n<p>This transformation has benefitted the teams internal to our organization and externally to clients who can confide that every stakeholder has accessed information from the same source, thereby building trust and adding to our brand value.<\/p>\n<p>The implementation of Digital Twin for Sobha Waves Grande delivered measurable improvements in operational efficiency, energy optimization, maintenance effectiveness, and asset management.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Adopting cloud-based BIM workflows for Sobha Waves Grande has markedly diminished the need and related expenses for internal IT infrastructure, such as servers, hardware, and software, by at least 50%.\u00a0<\/p>\n<p>The adoption of this approach has also resulted in a significant decrease in printing expenses by over 66% and a notable reduction in the time needed to distribute drawing packages by more than 75%.<\/p>\n<p>A tangible measure of BIM's impact is the reduction in the number of Requests for Information, from 679 in a previous project without BIM implementation, to 393 in Sobha Waves Grande, marking almost a 43% decrease. Another impact is the increase in efficiency of drawing production by over 60%.
