Osool Integrated Real Estate

Osool Integrated Real Estate, a premier Saudi Asset & Property Management firm, has embarked on a groundbreaking digital transformation to revolutionise its extensive real estate portfolio's management, development, and operations.

As the real estate arm of GOSI’s managing its diversified properties (over 1,700 buildings totalling 4 million square meters of leasable area)​, Osool launched an ambitious initiative in 2024 to digitise decades-old assets using technologies like Building Information Modelling (BIM), Digital Twins, and AI-driven facility management platforms.

This initiative addresses a critical industry challenge – bringing older, poorly documented assets into the digital era – by leveraging laser scanning, 360° photography, and archival records to create comprehensive BIM models enriched with operational data. Integration with IBM Maximo (enterprise asset management system) ensures seamless facility management workflows, enabling data-driven decision-making and proactive maintenance.

Notably, the Granada Mall extension – adding 36,000+ m² to reach a total of - 124,000 m² Gross Leasable Area, making it one of Riyadh’s largest malls ​– was a flagship asset digitised without disrupting ongoing operations. By partnering with Saudi technology platforms WhiteHelmet and Autodesk (via local partner Kemet), Osool achieved high-fidelity digital twins that enhance data accuracy, operational excellence, and tenant experience.

ROSHN Group

The Smart Waste Management (SWM) system improves waste classification and disposal within ROSHN communities using AI and machine learning. Its primary goal is to assist homeowners in accurately classifying waste, optimising management practices, and promoting sustainability. Through a mobile app, users capture images of waste, and image classification technology identifies the type of waste, suggesting the correct bin (Blue for plastic/paper/metal/glass, Brown for hygienic, Green for organic).

The system employs a single-label dataset linking each image to a category label. Data is categorised into nine types: Organic, Hygienic, Paper, Plastic, Glass, Metal, Bulky, Cloth, and Hazardous. Automated machine learning model training adapts to new data via retraining, with deployment through cloud-based APIs.

A prototype app collects real-use data from ROSHN employees, retraining the model to improve accuracy. Future enhancements include image segmentation for better predictions and gamification elements. Success is measured by feature engagement, feedback accuracy, and user retention.

Additionally, the Smart Waste Management Project emphasises optimised waste collection through IoT sensors, a resident application, and data-driven solutions. This initiative delivered innovative solutions, enhancing operational efficiency, sustainability, and resident engagement while positioning the company for future growth.

This app leverages cloud-based, serverless architecture to deliver a seamless, efficient, and scalable solution tailored to the community's needs.
